Investor Partners
Get Approved
We are always seeking Investors, Equity funds, Foundation Funding and Accredited Investors. We request that you commit to a loan amount to invest. The funds will be dispersed to one or several properties, only upon the approval of the property, amount invested and percentage of the home's equity.
Express Interest
Let us know if you are interested in a property (or several properties), how much you are willing to pay the Homeowner and for what percentage of their property. We will put together the offer and present it to the homeowner. This becomes a negotiation between the Homeowner and the Investor, through HELE.
Equity Share Life Estate
The homeowner makes no payments to the investor, during their remaining lifetime or until the home sells. The Investor gets quarterly statements as to the original and current value of the property or properties they are invested in. They are paid back their percentage of the home’s value at the time the property sells, or the owner passes away. The investor gets their repayment and additional equity that has built up over time, as a benefactor (inheritor) of the Trust. If Owner decides to sell before passing, Investor gets their initial amount + percent of equity built up. There are tax consequences with a sale before the owner passes.
Preview Opportunities
Once approved, get access to the properties page and receive emails as new properties become available. Information provided will be about both the property and the homeowner’s situation and how much they are seeking to borrow, for what amount of equity they are willing to give. Due to the sensitive nature of the homeowner’s situation, this needs to be a secured site.
Invest in Properties
Upon agreement by both parties, contracts will be drawn up and an appraisal will be ordered and escrow opened. The final contract between Homeowner and Investor agreed upon. Any Trust documents amended or created. Most of the time title to the property will remain in the name of the homeowner.
Equity Share Real Estate
With an Equity Share Real Estate, the investment into the property is for a defined time period, usually 5,10, 15 or 20 years. On or before the expiration period, the homeowner either sells the home, or refinances the property to pay back the investor. The amount paid back is the amount loaned, plus a percentage of the equity gained in the property at the time of the repayment. The investor is put on the title of the property with the homeowner, as tenants in common. Monthly repayment can be negotiated between the principals and there are tax ramifications to this type of investing.
